STANDARD SPECIFICATIONS OF VILLAS/AMENITIES
1. Structure: R.C.C (Reinforced cement concrete) frame with R.C.C. beams, columns, slab and roof. External walls of laterite stone/concrete block/clay block/brick masonry either solid or hollow. Internal partition walls of 4” to 6” thickness and external walls of 8” to 9” thickness. Roof slab of Mangalore tiles and waterproofed by membrane or coba method.
2. Surfaces: Internal walls with smooth coat of neeru finish, painted with acrylic emulsion. External walls with double coat cement plaster of sand faced cement plaster painted with waterproof paint.
3. Anti Termite Treatment for all the villas.
4. Doors and Windows: All door frames in seasoned varnished timber. Main door/balcony door frame and shutter in seasoned local teak wood. Rest of door shutters of membrane pressed solid wood/marine graded flush doors with teak veneer. Window frames and shutter in seasoned timber. Windows varnished internally and varnished or oiled painted externally if in wood. Clear glazing for window shutters.
5. Ironmongery: All doors and windows with brass or equivalent hinges and fittings. Night latch and aldrop on the main door. Mortise locks for all bedroom doors.

(Lights, fans, geysers, invertors, solar system etc not provided). Electrical supply from state electrical dept. and subject to their supply and terms and condition thereof.
10. Water Supply: Through G.I. pipes downtake from an overhead storage tank and ground level suction tank of adequate capacity fed by main Govt. supply augmented and when necessary by water tankers to be paid for by the association. Water supply from the state Public Works Dept. subject to their supply and the terms and condition thereof.
11. The Lawns and Gardens :Lawns and Gardens are professionally landscaped/tended. Paved pathways (with natural stones/equivalent tiles) with low level garden lights.

1) Payment Shadule-
a)25% Payment on signing of agreement
b)75% Staged payments during the course of construction
2) Additional Expenses to be borne by the Purchaser- (Stamp duty / Local taxes are applicable as per Indian government laws)
a) Sale Agreemnt- Stamp paper shall be 1% of the Purchase Value
b) Sale Deed- Stamp Paper shall be 2% of the Purchase Value and 2% for registration charge.
c) During Handover :-
1. 3% of the Purchase Value shall be taken as a deposit which will be held in the sinking fund for the development and will be held under “White Square Nirvana”
2. Rs 3200/month into 36 months shall have to be paid upfront for a period of 3 years against maintenance of swimming pools, club house, security etc. This payment will have to be made every 3 years.
3) Each owner is lible for individual electricity, Water, Telephone, TV bills, Houses Tax and other Associated Cost.
