LIST OF SPECIFICATIONS
1) Structure: Reinforced cement concrete framed structure. Anti-termite treatment to be provided at foundation and plinth stages.
2) Walls: External walls shall be of 20 cms thick concrete block masonry/ 23 cms thick laterite masonry. Internal walls shall be of 10 cms thick block or brick masonry.
3) Plaster: External surface of the building shall be plastered with two coats of cement mortar admixtured with quality waterproofing compound and finished with cement paint. Internal walls and ceiling shall be plastered with cement mortar and finished with neeru and painted with oil bound distemper paint.
4) Flooring & Skirting: All flooring & Skirting (except toilets and bathrooms) shall be of standard quality ceramic tiles. Toilets & Bathrooms to be in non-skid ceramic tiles.
5) Doors: Main doorframe shutters shall be of teakwood finished with French polish/varnish, provided with peephole and Godrej night latch. All internal doorframes shall be of Matti wood and shutters will be in marine flush doors finished with oil paint or FRP doors shall be provided. All doors shall have tower bolt, aldrop, mortise lock and doorstopper.
6) Windows: Windows shall be made of aluminum (3/4 series with 3mm thick glass panes, sliding type).
7) Kitchen: to be provided with cooking platform of Cuddapah mounted with black granite and stainless steel sink with drain-board ‘Nirali’ brand. The platform backing will be finished with a dado unto a height of 75 cms. in ceramic up to the length of the platform and the sink.
8) Bathroom & W/C: Western type W/C or Indian type shall be provided in the toilet as per the choice of the Purchaser and washbasin in the bathroom. All Sanitary ware shall be provided in light colours matching with dado. Dado consisting coloured ceramic tiles shall be provided up to a height of 4’ in the WC and 6’ in the bathroom.
9) Water Supply: Water supply shall be supplied through an underground sump and overhead tank, which will service the entire complex.
10) Electrical Installations: All wiring shall be concealed type with good quality copper wiring in PVC conduits. Individual electrical points to be provided as follows:
